Firstly, if you found an excellent property manager the fourth time around, why did you sell?
The answer to this is no I didnâ€™t find a good Property Manager in this area… they definitely do not operate like Australian property managers, although I know we have our issues here too but nothing like US. I sold 2 properties prior the Sub-Prime Lending disaster because one of them was pretty trashed from renters and the other one was good so I packaged them and sold them to another investorâ€¦.rather than spending more money doing it up.
Do you think there is any way to make it work in the US? It all seems so hard when everyone is out to lie, cheat and steal from you. Would it be worth telling them that you have actually moved to the US permanently (to avoid them thinking they can get away with these things)?
Yes you can definitely make it work if you live over there and manage it all yourselfâ€¦. we would do a much better job managing ourselves. In fact I think you could make a good business out of managing all your positive cash flow properties over there knowing what we know or the other option is Joint Venturing with someone over there you know well and trust that can manage your whole property portfolioâ€¦ that would work. Now is a good time to get in and you can buy dirt cheapâ€¦ hold for a while but you have to manage it yourself definitely to make it work. I know a guy who did this and made good money 15 years ago but he was there doing it.
The areas that you bought in, were they high, average or low class areas?
These areas up state NY were fairly low class areas â€¦ you may have better luck in high class but I know another investor who brought middle and high class and lost everything on a great bargain with about 10 others they were developing and the builders and council kept stalling until the builders went broke and they lost a lot of money.
In the many cases that you didn’t get your money back or were stung 900% mark up on maintenance, or didnâ€™t get rent from your property managers, why didnâ€™t you just sue them? It’s the American way!
Yes it sure is the American wayâ€¦ it costs so much to even consider suing them â€¦ I know one investor has been down this road and she kept getting brick walls put upâ€¦ but yes is an option but they somehow donâ€™t think they do anything wrong itâ€™s just how these guys seem to do business.
Do you think that buying multifamily dwellings involved a lot more problems than if you had just bought single family dwellings? Ie: just buy a 3×2 with a small backyard, or even a condo?
No not at all… the multifamily dwellings give you a much better return on investmentâ€¦ if you want positive cash flow that is. Whereas the single family dwelling… probably will not do this unless you want to use a buy and hold strategy which is good and you will see the returns but much later down the track.
